Our Terms & Conditions

The rental agreement you conclude via Urlaub an der Ostsee GmbH (hereinafter Meerfun) is between you as the tenant and the owner of the holiday accommodation. Meerfun acts solely as an intermediary and is only responsible as such. The rental of holiday properties mediated by Meerfun is always based on the following terms and conditions.

1. The Accommodation

On the day of arrival, we will try to make the booked holiday property available to you from 4 pm. If your apartment has been cleaned and checked before 4 pm, you will automatically receive a text message informing you that your apartment is ready. On the day of departure, please vacate your holiday property by 10 am.

The rental property may only be occupied by the number of persons stated in the rental agreement. This also applies to children regardless of age. If the holiday property is occupied by more than the permitted number of persons, Meerfun may remove all excess persons from the property without notice.

Meerfun primarily mediates holiday properties to families and couples. Youth groups — defined as at least 3 persons who are mainly under 25 years of age — must register as such before booking.

Please treat your rental property with care and only use suitable cleaning utensils. High-gloss surfaces and chrome fittings must never be cleaned with microfibre cloths or rough sponges.

Bicycles, handcarts and similar items may not be taken into the accommodation.

The use of facilities (e.g. sauna, fitness equipment, children's playground, stairs) and inventory is at your own risk. Parents are liable for their children. Babies and young children must not be left unattended on balconies.

Please observe the house rules and help keep our beautiful facilities clean. Whirlpools may only be used with approved bathing products.

Smoking is not permitted in the accommodations. Any ashtrays provided are intended for the balcony or terrace.

Dogs are only permitted if they have been registered before arrival and are listed as a service in the rental confirmation. They may not be left alone in the accommodation and must not be on the furniture. Cats are generally not permitted.

Please note that our bed linen is rental linen and must never be washed by yourself. Towels and bath mats may be washed at your own risk.

Garden furniture is available to the tenant, where present, from approximately April to October. Availability cannot be guaranteed outside these times.

The erection of tents, motorhomes, caravans or similar on or near the property is not permitted.

We reserve the right to assign you an equivalent accommodation in the same complex or, in exceptional cases, the same town, if the booked accommodation is not available.

It is expressly forbidden to charge an e-vehicle, e-bikes or e-scooters using the mains electricity of the booked accommodation. Any damage caused by non-compliance will be charged to the guest.

Please respect the community and try to observe general quiet hours such as midday, night and Sunday rest, and avoid loud noise between 11 pm and 8 am.

2. Prices and Payments

Unless otherwise stated, rental prices generally include electricity, water and heating.

If arrival is in 36 days or more, a deposit of 30% of the total price is due immediately; the remaining balance must be paid no later than 35 days before arrival.

For arrivals within 35 days or less of booking, full payment must be made within 2 days of booking.

Short-notice bookings, 5 days or less before arrival, can be paid by credit card at the time of booking.

Alternatively, the invoice amount can be paid in cash or by debit card at one of our reception offices for short-notice arrivals.

The accommodation cannot be occupied until it has been fully paid for. A bank transfer receipt cannot be accepted as proof of payment.

A visitor's tax / tourism levy is invoiced by us on behalf of the municipality and forwarded to the municipality.

3. Deposit

Currently, no deposit is charged.

For youth groups, rental periods of more than 14 days or rentals for purposes other than holidays, Meerfun is entitled to charge an increased deposit of up to EUR 500 per person.

4. Cancellation / No-Show / Rebooking

Travel cancellation insurance is not included in the rental price. If you do not use the accommodation, we must charge reasonable compensation for our expenses and the loss incurred.

Reservations can be cancelled free of charge up to the 28th day before arrival.

For cancellations from the 27th day before arrival, we charge 90% of the total price.

Individual days of a booking cannot be cancelled. If Meerfun does not receive a cancellation in text form, 100% of the rent remains due, even if the rented holiday property is not occupied (no-show).

If the property is vacated early, there is no entitlement to a refund. In this case, 100% of the costs for the entire stay including ancillary costs are due.

There is no entitlement to rebooking. If Meerfun fulfils the rebooking request, Meerfun may charge a flat fee of EUR 45.00 for the rebooking.

5. Departure

Please observe the checklist in the (electronic) guest folder when departing.

The tenant is obliged to leave the property in a swept-clean condition, including washing up dishes, emptying the dishwasher, emptying the refrigerator, removing all food, emptying all bins, cleaning the grill and tidying up inside and outside the holiday property.

If the tenant does not observe these points, Meerfun is entitled to charge reasonable compensation for the additional effort.

6. Complaints

If the tenant discovers inadequate cleaning, damage or defects upon arrival, it is the tenant's responsibility to report this immediately. Complaints about cleaning must be made immediately. Complaints about damage or defects must be made as soon as possible and no later than 24 hours after the start of the rental period.

Depending on the holiday complex, we offer free additional services: for example, the provision of handcarts and children's beds, the use of washing machines and dryers, the provision of beach chairs during the season or free internet access. Please understand that we cannot provide compensation if such a service is unexpectedly unavailable.

Furthermore, we provide high-quality furnishings and electrical appliances. However, these can also be defective. Should this be the case, our service team will carry out repairs as quickly as possible.

Liability for damage to your vehicle is excluded, including on the parking spaces provided.

In the event of force majeure, e.g. natural disasters, civil unrest, orders from authorities, terrorist attacks, fire, power outages, accidents, storm/elemental damage or strikes, we accept no liability.

Pests (ants, mosquitoes, bees, etc.), seagull noise in the summer months, loudly flapping flags and flagpoles, the howling of the wind and agricultural smells are not grounds for a reduction in the rental price. These things are part of the Baltic Sea.

7. Damages

The tenant is responsible for damage to the property and/or inventory that occurs during the stay — regardless of whether caused by the tenant or third parties. Damage must be reported to Meerfun immediately. As soon as damage occurs, we charge a flat fee of EUR 20.00 for damage processing.

Complaints by Meerfun resulting from damage that occurred during the rental period must be made within one month after the end of the rental period.

Meerfun inspects the holiday property at every tenant change. If we notice damage after your departure, we must assume that it occurred during your stay.

Meerfun's maintenance team is entitled to enter the apartment or house in the tenant's absence, even without the tenant's direct consent. However, Meerfun will inform the tenant in advance by email or telephone.

8. Emergency Service

The use of the emergency service is charged at a flat rate of EUR 35.00. This does not apply if the respective deployment is attributable to the landlord. For maintenance deployments due to operating errors by the guest, we charge a flat rate of EUR 10.00.

9. Forwarding of Left-Behind Items

For items left behind (forgotten) in the apartment or house, we charge a handling fee of EUR 10.00 plus EUR 10.00 shipping costs for forwarding.

10. General

Should any contractual provision be invalid, this shall not affect the validity of the remaining provisions. The invalid provision shall be replaced by a valid provision that corresponds to the purpose of the regulation.

The place of jurisdiction is Oldenburg in Holstein.

Additions to the rental agreement are only valid if they are in writing.
